It offers a small-town pace about twenty minutes from the University of Florida, which is why so many of my buyers who start out searching Gainesville end up closing here.

Relocating physicians and faculty headed to UF Health make up a steady share, and they almost never start out searching Newberry. They start with Gainesville, get priced into a compromise on land or new construction, then discover the west side. Returning Gators are the second group, people who did their four years here, built a career elsewhere, and want back in with a bigger budget than they left with.

The third group is my favorite: Gainesville families trading a close-in lot for acreage. They already know the area, so the conversation skips straight to wells, fencing, and which road floods in a wet summer. And a growing number of buyers come for the horses first and pick the house second, which tells you something about what this town still protects.

How Far Is Newberry From Gainesville?

Close enough that the line between them keeps blurring. Newberry Road, which is SR 26, runs straight from downtown Newberry into Gainesville, and most of my clients plan on roughly twenty minutes to reach UF or midtown, a bit more in game-day or school-run traffic. Out-of-town buyers get tangled here, and I don't blame them. Newberry is an actual incorporated city. Jonesville is an unincorporated community locals use as shorthand for the SR 26 corridor between Newberry and Gainesville. The Town of Tioga is a planned community that carries a Newberry mailing address while feeling like its own small town.

Search portals mix all three freely, so the same house can surface under Newberry, Jonesville, and Gainesville searches. The jurisdiction matters more than the label, because it drives taxes, services, and zoning. What About Newberry Schools?

The inventory splits three ways, and each attracts a different buyer.

  • In-town Newberry. Historic homes and established streets near downtown, where lots are generous and prices are gentler than the corridor. This is where the small-town feel is strongest.
