December Reflections on Luxury, Lifestyle and the Market Ahead

December always brings me back to the meaning of home. It is where family gathers, where traditions take shape, and where new chapters begin. Looking back on this year, I feel grateful for the families I have served, the relationships built and the remarkable properties entrusted to me. My work with Engel & Völkers and the Cason Iconic Group allows me to serve clients across North Florida and many of the state’s most sought-after luxury and equestrian communities, offering guidance in markets where lifestyle, privacy and quality truly matter.

 

The high end market continues to shift, and one thing remains constant. Clients need expert guidance. In a changing environment, strategy, discretion and exceptional marketing determine outcomes. Whether buying or selling, choosing the right advisor is the difference between a home that blends into the background and one that captures the attention it deserves.

 

Over the last several years, I have represented some of the most exceptional properties in Florida, each with its own story and significance. Double Barrel Ranch remains one of the most impressive estates I have brought to market, a multimillion dollar equestrian property with sweeping acreage and extraordinary infrastructure. Snooty Fox Farm was another rare opportunity, a thoroughbred horse ranch with ties to the Kentucky Derby and a long equine legacy. Honey Lake Plantation in Greenville offered a completely different kind of living, with deep water lake frontage, rolling land and the timeless character of a true Florida plantation.

 

Today I am proud to represent homes in many of the regions I serve. One sits inside a gated community where large two acre lots, mature oaks and a sense of quiet privacy create the perfect setting while still being close to town. Another is a custom mid century modern home in the Town of Tioga, a neighborhood known for its lifestyle amenities, walkability and community appeal. These residences reflect the variety of premium living available across North and Northeast Florida, from equestrian estates and acreage properties to architectural custom builds, waterfront homes and sought after planned communities.

As we move toward 2026, I am watching the market closely. In Alachua County, months of inventory currently sit at 4.22. Median sale prices have shifted slightly year over year, moving from 315,000 in November 2024 to 310,000 in November 2025. There are 48 active listings priced above one million, and properties in this range are averaging 209 days on market. These figures tell a clear story. Buyers have more options than they did a year ago, and sellers who want to stand out must take strategy seriously. I am also watching movement at the top of the market, including three recent price reductions over one million and strong buyer activity with 27 pending sales over 800,000 and 14 pending sales over one million.
